We work with you to establish the highest possihle rental value. We base rental values on the size, utility, and amenities of your property, combined with the market trends in your specific area.
4. PROCURING TENANTS
We are pleased to serve as a support system to many Real Estate Sales Companies in our area as well as the Navy Housing Office. There are many worthy prospects who for a variety of reasons are not buyers. We also assist you in targeting the particular market for your property. Examples of various markets are transferring and newly hired workers, persons over 55, newly married, subsidized housing, those you are downsizing, and other demographic groups.
5. SCREENING OF TENANTS
We provide you with quality tenants while complying with Fair Housing Guidelines. We require all prospects to complete a demanding rental appliacation, documenting income source, verifiable landlord history and/or mortgage payment history, and current form of identification. Our screening company searches credit history, eviction records, as well as other items of public record that may affect a prospective tenant's reliability.
6. OPERATIONS AND ACCOUNTING PROCEEDURES
After much thought, experience, and evaluation, we have determined that it is best that rent collection, accounts payable and Trust Accounting be performed through our offices, with our fees being based upon a percentage of the rental income. We have what we believe is the best accounting program specifically designed for the Property Management business. We are audited on a random schedule by the State of Washington, Department of Licensing Division. Our highly trained & experienced bookeeping staff is directly responsible for our exemplary audit record with the State of Washington.
